A gross lease is monolithic in nature, but it can be construed to resemble net leases. No federal statutes resolve property leasing disputes. A party that fails to properly plan to approach a commercial lease will waste much time reviewing and negotiate the lease later on.

 

Construing leases is often a matter of law. A jury will rarely resort to the parole evidence rule.  New Jersey commercial leases may address any fixture removal rights by tenants.
