What is a pipe stem lot?

Generally, it refers to a lot connected to a public street by a narrow strip of land. A pipestone lot is narrow, and usually has a rectangular shape (but doesn’t have too) and whether by design or necessity, serves the purpose of providing access to a street or a road. Pipestem lots are frequently found in high population density areas, where parking is considered a premium or in areas with close water body proximity, such as beaches or lakes. A pipe stem lot that is shaped to resemble the letter L, may be often called as a flag lot. A pipestem lot’s short side will be the area that is commonly used (i.e. the side bordering the highway or the coastline). A pipestem lot’s long side, will be the area that is often comprised by many subareas, which are used to arrive at a commonly used area. Now days in many jurisdictions, a pipestem lot is a creature of some type of legislative action. Legal disputes involving pipestem lots, often arise when someone wants to build on a pipestem lot.
