What is title insurance?

Generally, title insurance refers to insurance against loss or damage resulting from the ownership defects over a specific piece of property. The title insurance could be for the benefit of the owner (i.e. owners title insurance policy) and/or the benefit of the lender (i.e. lender’s title insurance). The need for a title insurance scheme is necessitated by the fact that the state or local recordation offices of deeds, does provide a guarantee in regards to the title status of a property. Also, a title insurance is often demanded by a lender who provides mortgage financing, and views obtaining title insurance really cheap, but it would likely be even cheaper if legal disputes arising from clouds over the property title could be avoided altogether. Although title insurance documents utilize standardized forms --  a potential buyer should carefully review such documents because they may be things which title insurance will not cover (sometimes referred to as listed exceptions). Notwithstanding other reasons, a buyer should retain a copy of all the title insurance-related documents permanently.
