Generally, it could refer to land attachments, and/or land issues, that will pass to the new owner, upon conveyance of the land. Although, jurisdictions have taken different approaches on how to deal with appurtenances, it is generally thought an appurtenance refers to some type of right or privilege which belongs or accompanies a principal property. In simpler terms, an appurtenance is often thought of something that belongs to another larger entity, which could in turn maybe an accessory or belong to something else. This is simply just one of the reasons that potential buyer may want to conduct multiple walk through of the property at different days of the week and at different times. Also, it may be a good idea, for a potential buyer(s) to talk to the neighbors of the property. During the due diligence stage of purchasing property, it is rarely a good idea to take everything that a seller tells you at face value. In layman terms, an appurtenance is often associated with the notion of the thing being associated with another thing; however, the thing is not an integral part of the “another” thing.
