Generally, it refers to a mortgage where the underlying loan is made by investors, which are secured without government underwriting. The word ‘mortgage’ is traced to the French language with the meaning “death pledge”, which was used to signify that a pledge will be dead when the property is foreclosed, or all the loan obligations have been satisfied. A conventional mortgage is typically fixed in its terms and rate, and it is neither guaranteed nor insured by the government. A potential benefit of a conventional mortgage is that it may have better interest rate terms than a non-conventional mortgage. However, a potential drawback is that a conventional mortgage may require more down-payment than a non-conventional mortgage. A popular misconception is the belief that conventional mortgages are the same thing as conforming mortgages. Although, it’s fair to say that conforming mortgages are conventional mortgages; not all conventional mortgages are conforming mortgages. For example, a JUMBO mortgage at certain amounts may be a conventional mortgage, but NOT a conforming mortgage.
