What is metes and bounds?

Generally, it refers to a way of describing land by using directions and distances rather that lot numbers.   The term metes and bounds is rarely used outside the context of real property transactions (see exception below). A metes and bounds system is typically reliant on the local geography’s physical features. Metes usually refers to a boundary specified by its distance from a terminal point which is often measured by the distance of the two points by a straight line; a metes measurement often contains an orientation and/or direction. Bounds usually refers to a general boundary description by stating proximity to a large and/or noticeable objects which could be manmade (i.e. larger buildings) or natural (i.e. watercourse). Although, the use of metes and bounds are commonly associated with real estate transactions, there are also often used for mapping electoral districts. The use of metes and bounds for this purpose has been praised as easier to maintain the sense of a community as a voting block but also criticized as an example of gerrymandering.
