How detailed should a New Jersey lease agreement be with regards to laying out specific terms and conditions, as it pertains to the rent amount calculation methodology?

This author suggests the following: Try being as descriptive as legally and practically possible. Remember that every lease is unique. Keep an open mind; do not lose the forest for the trees.

 

Construing leases is often a matter of law. A jury will rarely resort to the parole evidence rule. Parties should NOT rely on courts to construe better bargains than those the lease provides. When addressing rent in a lease, parties should carefully spell out the proper sum of the rent. Rent provisions should include the exact date rent is due.

 

Unlike New York, where county level rules and idiosyncrasies, may be of substantial importance to the enforcement[ability] and interpretation of real property lease agreements -- in New Jersey, the county-wide type of applicable regulatory provisions, may have a more subdued effect, as it pertains to their role in interpreting and legally enforcing real property lease contracts.
 

Many of the lease agreements (especially, many of the ones created through diy (do it yourself) (do it yourself) autogenerating software or bare-bone store sold templates) did not account nor foresaw the catastrophic type of damages, that would inflict both landlords and tenants at the post Covid 19 pandemic era.
